Mid-Century Grosse Pointe

Spray foam insulation in Grosse Pointe Woods usually goes into a house from the middle of the last century. Wikipedia notes that while the area was settled earlier, much of the city in its current form was built around and just after World War II, which sets it apart from the older Grosse Pointes. It has 16,487 residents and 6,874 housing units in 3.25 square miles, and it is the only Grosse Pointe without Lake St. Clair shoreline.

What mid-century homes need

Homes from the 1940s and 1950s often have a few inches of old attic insulation, kneewalls in second-floor rooms, bare rim joists and walls with little or nothing in them. Many have been updated inside, but the shell rarely has been.

Our usual plan

Seal and insulate the attic floor. Seal the open floor bays behind kneewalls and insulate the kneewalls. Foam the rim joist. Fill walls with dense-pack where they are empty. Each area is listed separately so you can pick.

Code and rebates

Wayne County is in Climate Zone 5A in Michigan's energy code. DTE's 2026 rebate page lists amounts for attic, wall, kneewall and rim joist insulation for homes it heats.

Finished attics and third floors

Some larger mid-century homes have a finished attic room or third-floor space. Those rooms often have sloped ceilings with little insulation and a small attic above. The fix is similar to a bungalow upstairs: seal the floor bays, insulate the kneewalls and slopes, or spray the roof line. We check where ducts and wiring run before choosing.

Lake effect on winters

The city sits just back from Lake St. Clair, and neighboring lakefront parks catch the wind. Homes near the lake benefit from air sealing even more than insulation depth.

Grosse Pointe Woods Questions

My second floor is cold all winter. What helps?

Sealing and insulating the kneewalls and side attics, or foaming the roof line. We check both options.

Can you insulate walls without disturbing plaster?

We drill small holes, dense-pack each bay and patch. On many homes we can work from outside under the siding instead.

Do I need to remove old attic insulation?

Only if it is wet, moldy, rodent-damaged or might be vermiculite. Otherwise we seal and add on top.

What does rim joist insulation cost?

HomeGuide lists typical rim joist spray foam at $2,000 to $2,500 nationally. Your written estimate is the price.
