Where the House Meets the Foundation

Basement and rim joist insulation starts at the rim joist, the band of wood that sits on top of the foundation wall and runs around the whole house. In most Detroit basements it has nothing on it, or a loose batt stuffed against it. Outside air leaks in at the sill and around the joists, which is why the first floor feels cold near the outside walls and why the basement corners stay chilly.

Why closed-cell foam

Fiberglass against a rim joist does not stop air, and moist basement air that gets behind it can condense on the cold wood. Closed-cell spray foam sticks to the wood and the sill, seals the gaps, and slows vapor. A couple of inches seals and insulates the rim in one pass. It is one of the most cost-effective upgrades in an older Michigan house.

Basement walls

The Michigan residential energy code in force lists R-10 continuous or R-13 in the cavity for basement walls in Climate Zone 5A. Michigan's residential code sets exterior footings at 42 inches below grade, so the upper part of the wall sits in ground that freezes. Closed-cell foam or foam board directly on the concrete keeps warm, humid indoor air from touching that cold surface. Fiberglass batts pressed against bare concrete tend to trap moisture.

Before you finish the basement

The cheapest time to insulate is before the framing goes up. With bare walls, foam goes on quickly and you avoid tearing out new drywall later. Tell us when your framer or contractor is starting and we will schedule around it.

Water first

Many Detroit-area basements have taken water at some point, whether through cracks, seepage or sewer backups during heavy storms. Foam does not fix water problems. We look for staining, efflorescence and damp spots, and if water is still getting in, we tell you before we spray. Insulating a wall that is still wet just hides the problem.

Crawl spaces and additions

Some additions and porches sit on crawl spaces instead of full basements. We seal and insulate the crawl space walls and rim with closed-cell foam, or insulate the floor above when the crawl space stays vented.

Ask us to check the rim joist and the attic on the same visit; sealing both ends is what stops the draft through the house. Get a free estimate

Basement & Rim Joist Insulation Questions

Is rim joist foam worth it on its own?

Often, yes. The rim runs around the whole house and is usually bare or poorly sealed. HomeGuide puts typical rim joist foam at $2,000 to $2,500, and DTE lists a $50 rebate for rim joists when it supplies your heat.

Can foam go on a basement wall that gets damp?

Not until the source of the water is fixed. Foam can go on dry concrete that has normal seasonal dampness, but walls with active seepage need waterproofing or drainage work first.

Do I need a covering over basement foam?

Usually, in a basement that is or could be used as living space, foam needs a thermal barrier such as drywall. Some products have listed coatings for certain uses. We tell you what applies before we start.

What about the area where the basement ceiling meets the outside wall?

That is the rim joist. Each bay between floor joists needs to be sealed, including bays behind ducts and pipes. Missing even a few bays leaves cold spots.
