When the Old Insulation Has to Go
Insulation removal and replacement makes sense when the insulation in an attic or wall is doing more harm than good. In older Detroit homes we often find attics where decades-old insulation has been soaked by roof leaks, packed down, nested in by mice or squirrels, or covered with debris. Adding new insulation on top of that buries the problem and leaves the air leaks underneath untouched.
Signs it should come out
Water stains or a musty smell in the attic. Insulation that is matted, crusted or visibly moldy. Droppings, tunnels or nests. Smoke or fire damage. Insulation that has been disturbed so much it no longer covers the joists. Or a plan to air seal the attic floor properly, which is hard to do through a deep layer of old material.
How we remove it
We use a high-powered vacuum with a hose run from the attic to a collection bag or truck outside, so the material does not get dragged through the house. We protect the path, the floors and the attic hatch area. Once the attic is clear, we can see and seal the top plates, wiring holes, chases and fixtures, then blow in new insulation to the depth you want.
Materials that need testing
Some older homes contain vermiculite, a pebbly, gray-brown loose fill that may contain asbestos. We do not disturb suspected vermiculite. If we see it, we tell you so you can have it tested and, if needed, removed by an asbestos abatement contractor before any other work. HomeAdvisor lists asbestos removal at about $1,190 to $3,255.
Spray foam removal
Sometimes foam needs to come out too, because it was sprayed over a leak, applied wrong, or a remodel needs access. Foam removal is slower than loose fill; HomeGuide and Fixr list it at roughly $1 to $3 per square foot, and up to about $5 when it has to be hand-scraped.
After removal
Removal is the first half of the job. Once the space is clear and dry, we seal it, fix any venting issues, and insulate it to the target R-value. If DTE is your heat provider, its insulation rebate applies to the new insulation, not the removal.

Insulation Removal & Replacement Questions
Do I have to remove old insulation before adding new?
Not always. Dry, clean insulation can stay and be topped up. Wet, moldy, rodent-damaged or badly compressed insulation should come out, and removal also makes thorough air sealing much easier.
How long does attic insulation removal take?
For a typical attic, removal usually takes a day, sometimes less, depending on the amount and access. Sealing and new insulation can follow the same day or the next.
What if I have vermiculite?
Do not disturb it. Have it tested. If it contains asbestos, it needs to be removed by an abatement contractor before other attic work.
Can spray foam be removed?
Yes, but it is slow work because foam bonds to the wood. Expect a higher cost per square foot than loose fill.
